Do I really need a snagging survey on my new build property?

[vc_row][vc_column][vc_column_text]Thinking of buying a new build property or have a new build property? More and more people are opting for that new home experience, something no one else has ever lived in and why? People are looking for that modern, everything brand new under warranty dream home experience and why not expect this when you are spending around £250k + for the experience.

What buyers are failing to realise and being caught out on is when they move into this dream home things are not all clear cut. Due to the high demand of houses in the uk and the government’s failure to meet targets over the last couple years, the time scale given to builders to meet there quota has seen an increased failure to meet building standard regulations. Therefore to ensure everything is perfect you should invest in a snagging survey which in the long run may save thousands.

A snagging survey will list everything from structural damage to interior and will help ensure that all issues are rectified by the builders so you get your perfect home.[/vc_column_text][ultimate_heading main_heading=”Case Study” alignment=”left” spacer=”line_only” spacer_position=”bottom” line_height=”4″ line_width=”50″ el_class=”accent-border-color” main_heading_style=”font-weight:bold;” main_heading_font_size=”desktop:26px;” main_heading_line_height=”desktop:36px;” main_heading_margin=”margin-top:20px;”][/ultimate_heading][dt_fancy_image image_id=”1047″ width=”1000″ css=”.vc_custom_1525031919963{padding-top: 40px !important;padding-bottom: 60px !important;}”][vc_column_text]Sandra purchased a new build from a company thought to be a bluechip house builder. Sandra compiled a list of repairs that required attention on her new property. The list was then presented to the builders so they could arrange for works to be carried out to an acceptable standard.[/vc_column_text][ultimate_heading main_heading=”Client Sample Report” alignment=”left” spacer=”line_only” spacer_position=”bottom” line_height=”4″ line_width=”50″ el_class=”accent-border-color” main_heading_style=”font-weight:bold;” main_heading_font_size=”desktop:26px;” main_heading_line_height=”desktop:36px;” main_heading_margin=”margin-top:20px;”][/ultimate_heading][dt_fancy_image image_id=”1046″ width=”1000″ css=”.vc_custom_1525031986430{padding-top: 40px !important;padding-bottom: 60px !important;}”][vc_column_text]Unfortunately the builders refused to carry out the repairs from Sandra’s list and at this point contacted ourselves ( www.hich-ltd.co.uk ) to provide a comprehensive snagging report this was presented to the builder and a copy of which forwarded to the NHBC (National Housing Building Council).

Following a detailed and extensive report the NHBC agreed to carry out the repairs which came to a staggering £65,000 based on our findings.

Due to the increasing build quality issues with new build properties snagging surveys should be a mandatory integral part of any new build purchase, working alongside the NHBC to ensure customers are getting their value for money.

NHBC was founded in 1936 and is supporting the house-building industry to improve the building quality of new build properties for homeowners as well as warranty protection to consumers when required. Approximately 80% of new build properties in the UK have a 10yr warranty with NHBC who as it stands is the UK’s largest improved inspector for building regulations.

So to all new home buyers, ensure you get the quality of home you desire and pay for, avoid having to go through the same painful experience similar to Sandra, invest in a snagging survey, this will encourage the builders backed by the NHBC to rectify all faults, making the home buyer experience a good one. When hiring a company to carry out a snagging survey please ensure that they are a reputable company.

All our surveyors are fully qualified inspectors accredited to cii building surveyor standards covering the UK nationally.
