If you have noticed that many things are made smaller today than they were in previous generations, it is likely that you have commented on biscuits and sweets. However, did you know that new build homes in Britain are being built to smaller dimensions than they were before. In fact, the living rooms of new build homes today are a third smaller than the living rooms of the 1970s.

Research undertaken this year by LABC Warranty suggests that living space in new build homes in the country matches living space of homes built in the 1940s. In the 1970s, the average living room was 24.9 sq m but in homes built since 2010, the average living room measures up at 17.1 sq m.

The size of master bedrooms has also shrunk in comparison with 1970s bedrooms but not by as much. In the ‘70s, master bedrooms were 14.7 m but today, the average size of the master bedroom is 13.4 sq m. Not only are modern bedrooms smaller but the average new build home has fewer bedrooms too! In the 1980s, there was an average of 3.6 bedrooms in a new build home but today, new build properties have an average of fewer than 3 bedrooms.

Modern kitchens are smaller in new build homes

There has also been a reduction in the size of kitchens in the modern home. Even though the kitchen is classed as the hub of the modern home, the space allocated to kitchens is now 13% smaller. It appears the 1960s was the classic era of food preparation in the country because this was the decade when kitchens were at their most spacious.

There are strong reasons why homes are being built to smaller sizes these days. Developers have a limited amount of land and the more homes they can build, the more homes they can sell, which helps them to turn a greater profit. Commercial reasons will always shape behaviour and smaller homes are better for business for developers.

Some people may think that planning departments may be keen to see the size of homes maintained but they also have reasons to welcome smaller homes. There is a chronic shortage of homes being supplied to the market, so the more properties that are built and placed on the market, the better for planning departments.

These two aspects create the situation we have today but even though new build homes are smaller, there is still a need for reliable and dependable surveys. With developers and planning committees encouraging the development of new buildings in a fast manner, there may be a tendency to rush jobs to meet deadlines. There may also be a feeling that as homes are smaller, there are fewer things to go wrong.
