Mayor of London promises 1,550 affordable homes.
This figure could double in the coming years.
London Mayor, Sadiq Khan, has confirmed plans to secure more than 1,550 affordable homes on the former car works site of the Dagenham stamping plant in East London.
The deal, which involves a £ 80 million grant from the Mayor’s Affordable Housing Program, has allowed the Peabody housing association to acquire the 45-acre site.
The mixed tenure development will provide London Affordable Rent and shared ownership housing.
Plans are still in the early stages, but it is believed that the site could eventually house around 3,000 homes, creating a new neighborhood in the wider Dagenham regeneration area.
Working closely with the local community, Barking and Dagenham Council, BeFirst and City Hall, Peabody plans to transform the disused site into a neighborhood that complements the broader regeneration in the district and creates new connections for local people and businesses.
The site is adjacent to Dagenham Dock train station and a short walk from the future site of London’s largest film studio. Three of the City of London’s historic markets are also planning to relocate near a site in the former Barking Reach power station.
In addition to the new homes, Peabody’s plans will reflect Dagenham’s unique heritage, creating a new public park, greenways and opportunities for learning, recreation, play and work locally. PRP has been designated as the site’s master planner.
The homes would be ready in 2028.
As part of an extensive four-year soil remediation project to prepare the ground for housing, current owners Europa Capital and their St Congar Land advisers extracted more than 322,000 tons of material from the site, 98% of which was recycled.
The Dagenham project is part of Peabody’s strategic partnership with the Mayor of London, which is on track to see Peabody start 7,000 new affordable homes for London by 2023, including as part of the comprehensive regeneration of Thamesmead and in the former prison of Holloway in Islington.
Subject to final confirmation of the sale, construction on the site will begin in March 2023, with the goal of completion in March 2028.
The project builds on work the Mayor is already doing with housing associations, including Peabody, and started a record number of social rental and other genuinely affordable housing last year. The mayor remains on track to fulfill his ambition to start 116,000 “genuinely” affordable homes by 2023.
