UK major cities are seeing an increase in properties for sale.
This significant increase would be driving a recovery in the property market.
More than half of the UK’s largest cities are seeing an increase in the number of properties listed for sale, according to research by apropos. There are 67% more homes for sale in Edinburgh in January 2021 compared to the same month last year.
London saw a 40% increase, Manchester saw a 20% increase, while Birmingham (17%), Coventry (15%), Belfast (13%), and Bristol (13%) saw increases.
The property boom continues.
David Alexander, CEO of Apropos, said: “This is the continuation of the property boom in much of the UK, which started after the lockdown was lifted and the stamp duty holiday was introduced in July.”
“This increased demand continues despite the risk that many of the sales for many of these properties will not be completed before the stamp duty holiday ends in late March.”
“The rebound in the market has been widespread across the country, from Edinburgh in Scotland to London and Brighton in the south; Manchester in the northwest; Birmingham and Coventry in the Midlands.”
In some regions, the supply fell.
The largest year-on-year decline was recorded in Bradford (-25%), followed by Liverpool (-19%), Newcastle (-17%), Derby (-14%), Glasgow (-13%) and Hull (-12%).
Alexander added: “Since many of these cities are adjacent to thriving real estate markets, there seem to be very different experiences in the market.”
“Edinburgh has the largest increase in advertised properties, while Glasgow, less than 50 miles along with the M8, has seen a substantial drop.”
“Manchester is booming, while Liverpool seems to waver. This could be due to broader economic woes, increased coronavirus infections, a less obvious appeal to investors, or a combination of several of these factors.”
“There has been a lot of debate about whether the pandemic has made people want to move from the cities to the suburbs and the countryside.”
“I think that may have produced an immediate reaction to escape the closed cities and find a place with fresh air and green fields. It remains questionable whether this will continue when pubs, shops, and restaurants begin to reopen.”
“But there is little doubt that the importance of homeownership and living in the ideal home has never been so central to people’s lives. These numbers indicate that many cities are still desirable and that people want their homes to be in bustling centers.”
