These are the best places to sell a property in Scotland.
The property market in Scotland continues to rise.
Glasgow, Edinburgh, and Fife are the current Scottish home sales outlets, according to research by Keller Williams UK.
The company analyzed the Scottish market based on its performance over the past year, revealing where the most homes are selling, where it has seen the highest level of house price growth, and where it ranks as the most expensive foot on the Scottish scale.
“The Stamp Duty Holiday has had a positive impact on the Scottish property market.”
Ben Taylor, CEO of Keller Williams UK, said: “The UK property market is thriving today and this is no different when looking at Scotland alone. Despite the uncertainty caused by Covid, the stamp duty holiday in its various forms has helped lift the property market out of pandemic paralysis and this poor health is evident across the board. Transaction levels have been strong and house prices have risen year over year in all areas of the Scottish market, which is impressive, to say the least. As with the UK market in general, this positive market outlook is likely to continue until the end of this year at least, if not beyond.”
When it comes to the majority of Scottish homes sold, Glasgow leads the pack with 9,237 transactions in the last 12 months. Edinburgh is not far behind with 8,545 properties sold in the last year, while Fife (5,844), South Lanarkshire (5,652), and North Lanarkshire (4,853) are also among the hottest spots in the Scottish market. 84,290 homes have been sold across Scotland in the last year, and home prices averaged £ 164,099, having risen 6.9% in just 12 months.
Although the Western Isles, Shetland, and Orkney understandably account for the lowest number of transactions, Clackmannanshire has seen the lowest number of homes sold in the last year when it comes to mainland Scotland (820).
Once again sticking to the Scottish mainland, East Ayrshire has been the best place to have a home in Scotland for the last year. House prices are up 13.1% in the area, with East Renfrewshire, South Ayrshire, Glasgow, Dumfries and Galloway, Perth and Kinross, Renfrewshire, Fire, and North Ayrshire also rewarding homeowners with price growth of the two-digit dwelling.
With an increase of just 1.6%, the city of Aberdeen saw the smallest increase, followed by the wider Aberdeenshire area with 1.8%.
While Edinburgh house prices have risen just 2% annually, the city ranks first when it comes to current house prices, with a median price of £ 280,204.
