Wales seeks to put a greener spin on housing.
The use of fossil fuels to heat new built social housing will end as of October 1 st as Welsh Government commits to renewable energy and cutting edge technologies in its new building standards, published today.
The ambition is for private developers to adopt the ‘Welsh Development Quality Requirements 2021 – Creating Beautiful Homes and Places’, by 2025. As of this date, the fossil fuels that these houses will need will be reduced to reach the highest energy efficiency standards to reduce carbon consumption during construction and when inhabited.
As well as industry-leading space standards, developers will have to take into account the recycling and storage of food waste under the new rules. Wales is currently third in the global recycling rankings but strives for a waste-free future.
This bold move underpins the Welsh Government’s commitment to build 20,000 high-qualities, low-carbon rental homes over the next five years. Social housing built with funds from the Government of Wales will “pioneer” the new standards.
Fossil fuels are not on the new housing agenda in Wales.
The new rules are important to the Welsh Government’s response to the climate emergency and commitment to reducing emissions to meet the ambitious ‘net zero carbon by 2050’ target. In Wales, residential emissions account for 10 per cent of all carbon emissions.
Beyond low-carbon targets, the standards also require new properties to be ‘Gigabit ready’, which means broadband fibre-optic or Gigabit wireless technology is available, along with a selection of internet service providers. Where this is not in place, the infrastructure must be provided to allow future installation without disruption.
These changes are particularly timely following the pandemic, which saw much of the country need to learn and work from home as they recognize a flexible work future.
The new standards also favour good design and generous space for people to live well within their homes.
This is not only intended to boost wellness and hold communities together but also to respond to the changing needs of residents, such as ample floor space to ensure adaptations for the elderly and disabled can be facilitated.
Modern construction methods, such as the use of wood and factory-built houses, are also advocated in the new guidelines.
