The long-awaited Renters’ Reform Bill, encompassing measures to ban Section 21 evictions, is set to be published shortly after the King’s coronation next week. This anticipated legislation not only aims to prohibit unfair evictions but also seeks to fortify Section 8 eviction powers, introduce a property portal, enforce the Decent Homes Standard for privately rented properties, and establish a dedicated ombudsman to address issues about private landlords.
Housing Secretary Michael Gove, in an interview with Sky News, revealed the government’s plan to introduce this transformative legislation, emphasizing that it will revolutionize the relationship between landlords and tenants. Gove stated that the bill will offer tenants greater protection against arbitrary rent increases, ushering in a new era of security and stability.
Despite the bill being discussed since 2019, the government has faced criticism regarding the length of time it has taken to bring it before Parliament. However, the imminent publication of the bill has been welcomed by industry experts who anticipate its positive impact on the private rented sector in England.
Timothy Douglas, Head of Policy and Campaigns at Propertymark, an agency industry body, expressed that introducing the legislation would bring much-needed clarity for letting agents and landlords alike. Douglas emphasized the focus on enhancing standards and property quality within the sector. Propertymark intends to thoroughly scrutinize the proposals, advocating for necessary amendments and championing the vital role of letting agents ensure that the reforms are practical and fit for purpose.
Ben Beadle, Chief Executive of the National Residential Landlords Association, shared his enthusiasm on Twitter, confirming that the Renters Reform Bill will finally be unveiled next week. He anticipates an eventful week ahead, signalling the significance of this milestone for the rental sector.
