Properties with outdoor spaces will be in demand after the lockdown
Demand for outdoor space is likely to be very strong after closing, based on Belvoir’s Q1 rental index.
People are looking for houses rather than flats, compared to Belvoir figures for the fourth quarter of 2019, static rents in 50% of houses, and a 44% increase.

Dorian Gonsalves, Belvoir CEO, said: “The Belvoir Q1 rental index was prepared by industry expert Kate Faulkner, who started by looking at rental trends by property type.”
“The results confirm very different rental trends between flats and houses. Flats are not as popular as houses, particularly in areas where there is oversupply.”
“Most offices predict an increasing demand for property, and houses are more popular. People have either experienced the benefits of being able to enjoy outdoor space during the closing or have lost outdoor space, and demand for landscaped properties is expected to increase. HMO demand is likely to remain fairly stable or could fall.”
“All offices received inquiries from tenants during the closing, and the main reasons were due to a relationship breakdown, the need to downsize or, to get more outdoor space. Most tenants were looking for two and three-bedroom properties.”
Buyers are eager to invest their money
According to surveyors‘ figures, more than 63% of people who plan to buy a property in the short term are eager to invest their money in a property. 35% of these buyers want to buy a property to live in it, while the other 65% have in mind to rent or sell it.
This is good news, especially for sellers. The UK property market seemed destined to suffer bigger losses due to the Coronavirus pandemic. Thanks to these new figures, we can foresee a more positive outlook than we expected a few months ago.
