Landlords must avoid evicting their tenants

Despite a slight rebound in the economy, tenants remain very vulnerable.

The government has sought to protect citizens from the dire consequences of the Coronavirus on the UK economy. Avoiding evictions was a necessary measure and has been extended more than anticipated to allow tenants to recover financially and keep a roof over their heads.

For this reason, various experts have spoken on this important subject. David Alexander, Joint Managing Director of Apropos, said: “During these extraordinary times, it is essential that agents and owners work closely with tenants to develop and maintain a strong relationship to produce the best result for all involved.”

“Excellent communication is essential to ensure that everyone understands the current circumstances and is prepared to network and negotiate to find solutions that are appropriate for each situation.”

“In March, our firm wrote to all of our tenants asking if they had problems or problems due to the pandemic and encouraging them to get in touch as soon as possible to see how we could resolve these problems.”

“This ensured that tenants were comfortable with communication and of course, that their concerns were heard with an understanding ear.”

“We haven’t been through the worst yet.”

He added that Apropos is working with approximately 500 tenants and landlords who have reduced rents, agreed to payment plans, and, in some cases, canceled rents entirely.”

Alexander added: “These are temporary fixes for unusual times and when the situation improves, we would always work with landlords and tenants to maintain regular payments to prevent arrears from becoming a problem.”

“We may not have been through the worst of this yet. When the licensing plan ends, many more people will likely lose their jobs and have difficulties with their rents.”

“Owners and agents should, therefore, have a long-term view on this and establish reasonable pay periods that work for all concerned.”
